Permit Issued For Four-Story Masonry Building With Five Units In Humboldt Park

A new construction permit has been issued for a four-story masonry building with five dwelling units at 1118 N. California Ave. in Chicago’s Humboldt Park neighborhood. The application was filed April 24 and approved July 16, with a reported cost of $500,000.

The permit is tied to 1118 N California LLC, which is listed with an Albany, New York, address. The building is designed by Pavlovcik Architecture, and VAM Development LLC is named as the general contractor.

Along with the main residential structure, the approved scope calls out a rear deck and a rooftop deck, six-foot wood and metal fences, and a three-space parking pad. For crews planning work on similar small multifamily projects, details like decks and fences can drive coordination and site logistics as much as the exterior wall package, especially when access is tight and staging has to share space with other trades.

The project is expected to deliver five apartments, though the permit does not specify whether the units will be rentals. The site also sits close to Chicago Transit Authority bus service, with Route 94 buses stopping at the south end of the block and Routes 94 and 70 at California and Division.
