Chicago’s latest round of construction permits is heavy on renovation work, and that matters for trades that live in existing buildings, including teams that touch masonry walls, openings, and building envelope details during upgrades.
Leading the week’s alteration permits was a $27 million infrastructure renovation at a co-op building at 655 W. Irving Park Road in Lakeview. Plans call for replacing water risers, waste and vent piping, and HVAC piping, plus new ceilings on three floors. The architect is Nevin Hedlund.
Other major alteration filings include $23.2 million in interior renovations at the 164-unit Continental Plaza Apartments at 1330 W. 76th St. in Auburn Gresham, including ADA-related common area conversions and accessible unit upgrades, with Ebersoldt & Associates as architect. Near O’Hare International Airport, the Chicago Department of Aviation filed plans for a $17.5 million renovation at 10000 W. O’Hare St. to alter eight restrooms across Terminals 1 and 3, with SCB as architect.
For mason contractors watching rehab opportunities, one filing stands out: a $10.4 million alteration project at 3200 S. Calumet Ave. in Bronzeville, described as a three-story masonry school building. The permit calls for roof replacement, a chiller enclosure addition, and mechanical, electrical, and plumbing upgrades. The architect is Jah Hee Koo. Separately, Golub & Company filed plans tied to an office-to-residential conversion that includes replacing windows on floors 19 through 42 at 30 N. LaSalle St., with SCB as architect.
On the new construction side, ZSD Corporation filed for a $15 million, five-story residential building at 1282 W. Washington Blvd. in the West Loop with 16 dwelling units and a 32-space parking garage. SGW Architecture & Design is listed as architect. Brookfield Properties also filed plans for a $9.5 million industrial facility at 2260 W. 47th St. in Brighton Park, a 137,410-square-foot warehouse with accessory business space, designed by Cornerstone Architects.
