Greenwich Village Condo Tower Plans Blade-Cut Brick And Cast-Stone Facade

A new luxury boutique condominium tower is planned for 11 W. 13th St., just off Fifth Avenue in Greenwich Village. Developers Legion Investment Group and EJS Group say the project, The Greenwich Spire, will rise about 500 feet and include 34 residences, with most units offering private outdoor space.

Kohn Pedersen Fox (KPF) is designing the building, with interior design by Leroy Street Studio. The team is positioning the tower as a narrow, privacy-focused addition to a neighborhood known for historic character and a smaller-scale street feel.

For the masonry trades, the headline is the exterior palette. The facade is described as a unified mix of blade-cut brick, stone, and metalwork. At street level, the entrance is framed by fluted cast-stone pillars and textured gray masonry, leading to a covered porte-cochere. Higher up, a system of vertical piers and terraces is paired with loggias that add depth to the elevations while supporting corner exposures in many residences.

That kind of facade description points to the details that can make or break a high-end envelope job. Blade-cut brick, cast stone, and metalwork have to land on clean, consistent lines, especially where piers intersect with terraces and where loggias create returns and shadows. It is also the kind of work where early alignment on shop drawings, layout control, and interfaces at openings, transitions, and entrances can save time once installation starts.

Sales are expected to launch later this year and will be led exclusively by Corcoran Sunshine Marketing Group. Construction completion is slated for mid-2028.
