Coamo’s Historic Hotel Rebuild Includes Masonry And Concrete Repairs In $7.8 Million Award

Puerto Rico’s Land Administration has moved a step closer to rebuilding the historic Hotel Baños de Coamo after the Puerto Rico General Services Administration’s Bid Board awarded a $7.8 million reconstruction contract. Officials said the rehabilitation will restore productive value to the publicly owned property and support tourism, employment, and economic activity in Coamo and nearby communities.

The contract was awarded to Bella Sofia Contractors Inc., which the Land Administration said submitted the lowest-cost bid and earned the highest evaluation score. The agency said proposals were reviewed for past performance, financial and technical capacity, delivery timelines, warranties, and price.

For mason contractors and crews that track public-sector restoration work, the listed scope stands out for its mix of structural and envelope items. Planned work includes demolition, construction, masonry, concrete repairs, roof replacement and waterproofing, plumbing, electrical systems, carpentry, doors and windows, painting, interior finishes, and exterior improvements.

Funding for the project combines Federal Emergency Management Agency allocations and the Land Administration’s own funds. Maria L. Marín Colón, executive director of the Central Office for Recovery, Reconstruction and Resiliency, said FEMA allocated $3,998,011.51 for the project, and COR3 has disbursed $899,553 so far. COR3 is providing technical assistance and oversight as the job advances, according to the agency.

Before the award moves to the next stage, the contractor must submit performance and payment bonds and meet required certifications. The announcement did not list a construction start date or projected completion date.
