Updated plans have been filed to restart a mid-rise housing proposal at 1320 Washington St. in Nob Hill, San Francisco. Urban Land Development is listed as the applicant for the project, which was previously published five years ago.
Plans call for a 79-foot-tall residential building totaling 47,400 square feet. That includes 40,400 square feet of housing, 4,500 square feet for a basement garage, and 6,080 square feet of usable open space. The unit mix includes 10 one-bedroom units, eight two-bedroom units, and five three-bedroom units. The latest documents do not provide additional details on affordable housing capacity.
Parking is shown for 23 cars using stackers, plus storage for 25 bicycles. Amenities are limited to a furnished lobby, a fitness center, and a shared rooftop terrace. Some residences also include private outdoor space through backyard terraces, a fifth-floor setback terrace, and a partitioned portion of the rooftop.
For mason contractors and crews tracking facade work, the exterior material callouts are the key takeaway. Handel Architects is responsible for the design, and the facade is described as a mix of cementitious or masonry rainscreen cladding paired with metal panels. The ground floor is set to use stone veneer to add texture and improve the pedestrian experience.
That combination puts a spotlight on transitions. When masonry rainscreen cladding, metal panels, and stone veneer meet, the bid and buyout work needs clear scope lines for who owns substrate prep, terminations, and sequencing at the ground-floor frontage. The plans also indicate demolition of an existing two-story garage on the 0.22-acre site between Jones and Leavenworth streets.
The updated filing does not include a construction cost or schedule. A previous application estimated about 18 months of construction and a $19 million construction cost, not including all development costs.
