A new high-rise with a masonry-forward exterior is taking shape at 11 W. 13th St., just north of Greenwich Village and next to Union Square. Urbanize New York reports that Greenwich Spire has reached a visible milestone, with deck-forming underway at the seventh level of the 30-story residential tower.
The 109,000-square-foot project from Legion Investment Group and EJS Group is slated to include 34 for-sale units, plus 2,400 square feet of retail space and seven enclosed parking spaces. The building is planned to rise 502 feet.
In a project description shared by the development team, the tower is billed as “framed in natural stone and blade-cut brick,” paired with oversized casement windows and private loggias and terraces. For mason contractors and crews that work in brick and stone cladding, that mix signals a job where layout, coursing, and material handling all need to stay tight as the structure climbs, especially at window openings, corners, and setback transitions.
KPF designed the tower in a traditional, prewar-inspired style, and the massing includes setbacks along both 13th and 14th streets that form courtyards for residents. The interiors are assigned to Leroy Street Studio, and interior renderings have not been released.
Titanium Construction is listed as the general contractor, with a completion target of mid-2028. Corcoran Sunshine is marketing the property and is expected to launch sales next year. The development replaces a seven-story midcentury commercial building that previously housed a New York City Department of Social Services office.
