A 16-unit co-op at 4404 6th Ave. in Brooklyn’s Sunset Park faced a familiar problem in older masonry buildings: water showing up where it should not. When residents reported top-floor leaks, the board moved past quick patchwork and hired BHK Engineering to pinpoint the source before committing to repairs.
Testing traced the issue to water infiltration at the parapet walls. The engineer involved in the project noted that parapets tend to fail first on historic buildings because they take more weather than other wall areas. At this building, the challenge grew because the parapet stood about twice the height of a standard one, and it included intricate limestone detailing and openings in the brickwork. The exterior face looked sound, but gaps and holes on the interior side provided paths for water to travel.
Funding stayed front and center. With limited reserves, the co-op turned to the New York City Historic Properties Fund, a program managed by the New York Landmarks Conservancy that offers low-interest loans for exterior repairs to historic buildings in low- to moderate-income neighborhoods. The fund works with the New York City Landmarks Preservation Commission, and the co-op’s location in the Sunset Park Historic District brought a clear preservation framework for matching materials and keeping the building’s character.
The nonprofit supports about eight to 12 projects at a time and often structures 10-year loans at a 5% interest rate, with loan amounts that often fall between $80,000 and $300,000. This co-op secured a $370,000 loan, then raised maintenance to cover repayment and rebuild reserves. The board also plans to pursue additional incentives, including the J-51 tax abatement program and a New York State historic rehabilitation tax credit.
For mason contractors and restoration teams, the job highlights a few practical realities. Diagnose the leak path before pricing a fix, since parapet distress often hides behind intact-looking brick. Document existing limestone and brick details early, especially on landmarked work, because approvals and material matching shape both schedule and scope. On this project, crews reused much of the limestone, added stainless steel rods for durability and corrosion resistance, and installed new waterproofing to support the rebuilt parapet.
