Cliffside Australian Home Puts Fire Resistance, Access, And Passive Performance First

EA House, a family home in the Southern Highlands of New South Wales, takes on a site that had been labeled unbuildable after planners realized a suburb design backed up to a cliff and gorge. The architect, Bokey Grant, describes a small-footprint home that emerges from the rock and limits disturbance to the surrounding landscape.

A footbridge does more than create a dramatic entry. It provides equitable access and serves as the conduit for services running to and from the building, which keeps work off the rock escarpment and existing trees. For crews on tight, sensitive sites, that detail flags a real-world takeaway. Plan access and service routing early, then build the sequence around that single path so materials, trades, and penetrations stay controlled.

Inside, the plan splits public and private zones to opposite sides, with living spaces placed lower for a closer connection to the site. A single-loaded corridor links the levels and reveals views gradually, while private and transitional areas stay deliberately restrained with controlled light and outlook. Lower levels open up for living, dining, and kitchen areas with larger framed views.

The architect also points to overlapping technical demands, including a flame-zone bushfire rating, ecological constraints, energy requirements, geotechnical constraints, and access. With no hidden elevation and even the roof visible, the home’s ancillaries and service elements become part of the design rather than an afterthought. Combined with additional insulation and FZ glazing, the house is described as performing at a high level passively, supported by a fire-resistant and maintenance-free materiality that recedes into its setting.
