Stone Consultant Warns Of Cracking Limestone On Providence’s Superman Building

A local stone consultant is questioning whether Providence’s iconic “Superman Building” is ready for redevelopment when, he says, the exterior stone shows serious warning signs.

Kenneth Castellucci, who has worked on downtown Providence buildings including the Hospital Trust Tower and other nearby properties, told WJAR he believes the building’s limestone facade is failing after nearly a century in service.

Castellucci said the building’s original anchors are black iron, and he believes they have rusted after years of moisture exposure. He said the exterior is Indiana limestone that can absorb water, allowing moisture to reach pockets in the wall where iron components sit. Rust expansion, he added, can create pressure that contributes to cracking in the surrounding stone.

The comments follow a Rhode Island Commerce Corporation vote to approve an additional $9.5 million in taxpayer money for the redevelopment project led by High Rock Development. The report said that pushes the city and state’s combined promised funding to more than $50 million, with the overall redevelopment cost now projected at nearly $326 million.

Castellucci said he shared photos of the exterior conditions with the board ahead of the vote. He argued the project should be stopped and said demolition would be more cost effective than moving forward with the current plan.

For mason contractors and stone restoration crews, the concerns raised are familiar: Anchorage, corrosion, and moisture all tie directly to facade safety. On older limestone exteriors, visible cracking, displaced units, and signs of long-term water entry are red flags that should be documented and addressed early, before a project schedule and budget harden.

A spokesperson for High Rock Development told reporters the building is inspected annually, including the exterior. The developer said construction is planned to begin in 2027.
