Rear-Ventilated Limestone Facade Anchors New Berclay Medical And Commercial Building In Berlin

The Berclay medical and commercial building is taking shape at the corner of Berliner Strasse and Clayallee in Berlin’s Steglitz-Zehlendorf district, a busy area known for residential buildings, retail, and services. Designed by TCHOBAN VOSS Architekten, the project is planned as a multi-part complex with more than 9,000 square meters of gross floor area and an underground car park.

The design includes a five-story main volume and a gable-ended end block that emphasizes the corner. A four-story connecting building on the northeast side steps down to align with neighboring houses. In coordination with the district office, the team landed on a facade divided into sections and a hipped roof finished with anthracite-colored metal shingle cladding.

For mason contractors and stone crews, the headline detail is the exterior envelope. The complex will be wrapped in a thermally insulated, rear-ventilated natural limestone facade. The ground floor is specified in a gray Limes Dolomite, while upper stories shift to a lighter Mocca Creme limestone, creating a clear base-and-top contrast that also affects takeoffs, staging, and sequencing for stone selection and installation.

The building’s structural framework, foundations, and exterior walls are reinforced concrete, while interior partition walls use masonry for ground-floor commercial units and drywall for medical practices above. With floor-to-ceiling aluminum windows, front-mounted railings, and an underground garage entry tied to an existing pedestrian crossing, this is the kind of mixed-use scope where clean trade coordination at openings, transitions, and access points can make or break schedule.
