A foundation permit has been issued for a new condo development planned at 1282 W. Washington Blvd in Chicago’s West Loop. The midblock site sits between N. Elizabeth St and N. Ada St, and the existing one-story building on the property is expected to be demolished.
ZSD Corp and Corwin Partners are behind the project, with SGW Architecture & Design listed as the designer. Plans call for a five-story building with 16 condominiums, including four- and five-bedroom layouts. The residences are expected to include family rooms, home offices, and large private terraces.
From a masonry standpoint, the renderings highlight a light-toned masonry exterior organized with vertical masonry piers laid out symmetrically across the front facade. The design also adds texture through brick detailing, with terraces integrated into the front corners and a centered main residential entry. Top-floor units are planned to include private roof decks, and a shared roof deck area is also part of the design.
The development team has also secured Zoning Board of Appeals approval for multiple variations, including reducing a required 30-foot rear setback to 1.5 feet, a variation tied to pedestrian street building location standards, and a special use to allow residential use below the second floor.
With the foundation permit in hand, ZSD Corp, which is also serving as the general contractor, can begin construction. The developers are marketing the condos with prices reported from $1.7 million to $4 million, and they are advertising deliveries beginning in fall 2027. For mason contractors watching West Loop work, facade concepts like vertical piers, brick accents, and terrace interfaces can signal the need for careful layout control and clean detailing at corners, edges, and transitions.
